Disclaimer. I moved out over a year ago, so the situation with the administration might be slightly different these days. I share the sentiment of few people here regarding the attitude of the staff. In a nutshell, good location, nice scenery and overlooking the park and I-35. HOWEVER, Staff is there to take every penny they can get our of poor residents, and they are NOT your friends. 1. When me and my friend first moved in Mid 2014 to our 2BR apartment, few hours before we actually moved in they called us that our apartment was "NOT ready" because of prolonged cleaning. Since we had no where to go as our original lease ended, they gave us a temporary 1BR apartment. Obviously, such info should have been communicated WAY earlier than night of our big move. We had to move to that 1BR for an ENTIRE month 07/2014, before we move back to our original 2BR. When I asked why we can't just move to another vacant 2BR from the get go, we were told "It just does not work that way". 2. We moved to the 2BR in 08/2014, after their "through cleaning". Initially, everything was nice and peachy. Few days into our stay, we realized the horrible fact. The kitchen was INFESTED with small roaches!!!. That is right. Infested. They had to gas the place, but apparently the job was not complete. We told them immediately, and they sent some one with "sugar traps" or whatever. Not to be graphic, but these little roaches got into everything in the kitchen. We spent weeks going back and forth with them, until they sent an exterminator TWO MONTHS after our move in. 3. I left my roommate and moved in to my own 2BR in 11/2014. No roaches, thankfully. I signed a year lease and did online Automatic Renewal for my rent. Everything was perfect until one year later. I had a paper by my door for "Late Rent" PLUS $50 Late fee. I called them immediately, and they said you are 5 days late. I check "THEIR OWN" online portal only to find out that the system drops the recurring charge after 12 months. No notice. No Phone calls. NO updates. Just BAM. Late fees. The argument I heard was "Well, it is your responsibility to make sure you pay your rent". AS rude as it can get! 4. My final experience. I renewed my lease for 6 months (12/2015 to 5/2016), as I was GETTING MARRIED and moving in with spouse. Office KNEW my lease was ending 05/01/2016. They even congratulated me on engagement and my upcoming marriage. And yet, I failed to provide them with a formal "written" vacancy notice 30 days before my lease ends!. So I email them on the April 19th that I am leaving, and they email me the form. After I leave -> Automatic 05/2016 charge by their system!. I decline the charge from my Bank and update them it is not correct -> They want $600 (prorated 20 days for my late notice) PLUS $50 Return Payment fee (For me declining payment) PLUS $200 (Late Charge fee). They take my $350 Deposit, and they file $600 to me as a bill!!!!. I refuse to pay all these add-on and hidden fees -> Collection in 2 months. Even the big guys (Hickok-Dible, parent company) were of no help to intervene! So there you have it. I believe no stars would have been a more realistic evaluation. For the record, three of my friends who lived there experienced more or less similar heavy fees on lease ending. Mind you, I am a physician as well as my 3 friends, and we all value professional communications and appreciate clarity. This... is something else.

I seem to have bad luck with water and apartments. Which some of those things just cannot be helped. Pinegate went out of their way multiple times to fix anything that went wrong. Very willing to work with you in hard times, only thing needed is a little communication with the management. Truly would refer this property along with their management company, Hickok-Dible, to everyone.

I seem to have bad luck with water and apartments. Which some of those things just cannot be helped. Pinegate went out of their way multiple times to fix anything that went wrong. Very willing to work with you in hard times, only thing needed is a little communication with the management. Truly would refer this property along with their management company, Hickok-Dible, to everyone.

I moved here a few years ago. At first it was GREAT! I love the location, I loved the friendly staff. Downside is parking. I still have issues with neighbors parking in my assigned spot.

Lived at Pinegate for two blissful years. I would still be living here if I had not moved out of state. The management staff and maintenance staff are wonderful! The amenities are clean and well cared for.

Worst Ever. I lived here for a year. They showed me a different apartment then they gave me. This was apparent as the patio had sunk into the ground and had a significant slope. I couldn't put anything out on the patio because of this. I had a table, but everything that could rolled off. Sweet! I had a patio chair with wheels, it would always roll into the corner. Even sitting on the chairs out there was uncomfortable. They didn't seem to care and was told I saw the same apartment. Yea...no. Next, the garage door was being funky at my apartment. I requested maintenance to fix it. Cool right? Nah, the next day the entire garage door fell on my car. I asked the manager Toni, to please take pictures of the damage after they removed the door from the top of my car (I had to get a ride to work that day because they couldn't get there in time, awesome) She said she would. She didn't, when I asked she pretended I was stupid or something. That didn't even bother me too much I guess. I'm an easy going guy. Here's the big one for me. I got an electric bill of between $170 and $230 for a 1BR apartment, for 4 months straight starting in June. It was hot right? But not $170-230 electric bill hot. I kept my A/C at 76 degrees. I don't think this is unreasonable, I've lived placed much cheaper. When I asked management about what the average electric expense was, they not only wouldn't tell me, but demanded all sorts of stuff from me. Finally, I just pressed until they told me that a 2BR model unit would get an electric bill of $200-250 on average. What? No, this is not normal. I have friends who power an entire house for less than this. Long story short, these apartments have ZERO insulation, they wouldn't help to solve the issue. A normal month was around $100 in electric without using anything. it was absurd. Now, just the staff in general, I'm talking about Toni and Marla. Marla was nice I guess, except she would not answer anything you ever ask her straight. She would beat around the bush until you had to get Toni involved, who was the most fake person I've ever met. This lady has no respect and wont do anything to help you. Not to mention, the exterior of the apartments is disgusting. Its just caked on dirt that hasn't ever been washed. Plus all the cats running around the property. It was just gross. I could not wait to leave these apartments. COULD NOT WAIT. Toni and Marla, if you're reading this. I hope you get fired just for sheer incompetence. Edit: I also challenge you guys to take a look at the review timings here. I posted my review, then they got a couple other VERY similar negative feedback responses (I saw the other guy who had electric problems, at least he figured his out). Then two people M Anne E and Sam Williams, wrote two reviews on the same day? Look how many reviews each has. Exactly 6 each, coincidence (click on their name to see the true # of contributions)? Stay away from these scam artists.

Place itself was ok. I liked the location and ease of access onto the interstate but believe me when I tell you the management team is NOT there for you in any way, shape, or form. They will do everything and anything they can to get theirs and leave you dry. They flat out just don't care once you've signed their lease. One example out of many; I lived there for 2 years and tried to move to a 2-bedroom apartment but was denied for the longest time because I had overpaid (yes, paid more than I should have) my rent for one month and in their eyes that was considered a missed payment and therefore made me ineligible to move. It still doesn't make any sense. Just a few other examples: My handicapped neighbor had her apartment severely flooded 3 times before they did anything about it other than bring her fans to air it out. Didn't listen to her about what was actually happening and made her feel like she was bothering them because she liked a dry bedroom. If you don't make their life easier and tell them your moving out even though you have a lease with designated time references they will try and charge you an additional months rent. Be careful here! For a 3 month period over summer I paid an average of $170 per month in electricity bills. I only had a small 1-bedroom apartment. Turns out the maintenance guy left the A/C fan turned to 'on' located on the actual unit and it ran constantly for 3 months until I figured it out. Again, they didn't care. Overall, if you have the time continue looking elsewhere for anything other than here.
